Creating an attractive high density development building

Lancaster City Council development competition to fundamentally improve the quality of the housing stock in Morecambe’s, which suffered a complex set of social issues, including a transient population, high crime rates and benefit dependency based in buildings in multiple occupation, poor quality large properties formerly used as guesthouses.

Combining Environmental and Innovative Home Design

The design for manufacture competition challenged the development industry to build high quality sustainable home to a construction cost per m2. Within the strict cost parameter, homes were required to meet all of English partnership quality standards, whilst creating successful neighbourhoods that maximise the potential of each site.

Developing the apartments design as a tool to delivery

English Partnership and the Housing Corporation have developed a program home design and unequivocal set of nationally recognized Quality Standards which they require for all project. They have worked together to develop a consistent approach where possible, defining some of the key ingredients of sustainable place making. Projects that fail to meet any of the minimum criteria set out by each agency are not seen as a compliant bid or eligible for funding.
