New Apartment with Contemporary and Smart Design

The apartment building is a reinforced concrete slab construction with core filled reinforced block work for support. A post tensioned podium slab was designed to deal with the structural transfer between apartments and the carpark below. The Apartment are designed so that each unit controls its own hot water and air conditioning. However, the electrical and communications services are centrally provided. Circulation spaces in Newstead Terrace are naturally lit and ventilated so power use is reduced.

Dynamic timber floors was asked to supply and install hardwood pre-finished floors for several of the Newstead terrace apartments. The company offers a range of flooring styles including the 70mm wide by 10mm boards shown here and a 127mm by 20mm version for a broader planked floor.

The Contemporary Apartments Design

Four contemporary loft style apartments sit behind this solid, brick facade, once the original stables of an old sugar refinery. The stables block of the old colonial Sugar Refinery has been renovated and converted into four loft style apartments. In the original complex, annexes on each side of the building provided storage for feed and hay. These were demolished long ago, and new steel frames on either side of the building are a contemporary reference to these spaces. The frames also denote the front entrances to the apartments.

Preserving the heritage character of the building was part of the brief for this development. The old brick facade has been retained and cleaned and any new elements are clearly made from modern materials.

Lancaster City Council development competition to fundamentally improve the quality of the housing stock in Morecambe’s, which suffered a complex set of social issues, including a transient population, high crime rates and benefit dependency based in buildings in multiple occupation, poor quality large properties formerly used as guesthouses.

Place for people in Morecambe’s have responded with an innovative solution to this seaside location, which works with the existing street network and tackles the sometimes difficult interaction between public and private space by taking most of the private space to roof terrace and creating a block pattern of single aspect dwellings. Nearly all properties have a private courtyard which includes services, refuse, storage, and cycle parking leading to their own front door, spacious home and private roof terrace. All homes have an allocated on street parking space viewed directly from adjacent, whilst two pocket parks create a community focus and promote social interaction.

Terrace along Selwyn Street are orientated to avoid overshadowing in rear gardens and Monopitched roof are designed to face south east to maximize solar gain.

Terrace are formed to avoid over shadowing in rear gardens. Monopitched roof are designed to face southeast, perpendicular to the main orientation of the buildings, to maximize the potential of attached solar panels. The solar thermal panels are connected directly to all hot water tanks, which are topped up by condensing gas boilers when required.

Office interior design is shaping the future

With the minimalist decoration, this office fit out reflect the progressive business philosophy of the client a large public-listed engineering company.
For many organizations, temporary accommodation is inevitable at some stage often the result of business expansion. But taking an interim tenancy needn’t mean diluting the company image, as this fit out illustrates.

Executive office and a passage way are placed around the perimeter of the building.

The minimalist look extends to the chief executive office. High end Italian and customized furniture features throughout the interior. As the fit out incorporates Feng Sui principles, the sharp edges of the zig-zag building exterior were boxed inside to soften the effect.

The conference room is contained within a large pod. This was designed both as a sculptural element and as a focus for the whole floor. Black and white furniture keeps the pod interior, or conference room, looking crisp.

English Partnership and the Housing Corporation have developed a program home design and unequivocal set of nationally recognized Quality Standards which they require for all project. They have worked together to develop a consistent approach where possible, defining some of the key ingredients of sustainable place making. Projects that fail to meet any of the minimum criteria set out by each agency are not seen as a compliant bid or eligible for funding.

This Approach bring clarity and consistency to all projects while rewarding innovation. English Partnerships recognizes that good place making cannot be totally prescribed, it is a mixture of objective and qualitative measures. As developers become familiar with objective standards they can optimize design and supply chain efficiencies through better planning and partnering allowing them to focus greater resources on the qualitative elements on a site by site basis. Qualitative elements however will be assessed in a consistent manner.
